Imagine it, once restored, as a luxury villa in Art Nouveau style. Imagine taking beautiful walks with your guests on the green lawn, drinking your morning coffee breathing the breeze, admiring the view of the city at your feet and taking a dip in the pool on weekends as if you were on a permanent vacation, all this will make you regret not having bought it!

Above all, you will have the privilege of giving it a name as it usually happens for the historic villas of Capri and the Amalfi Coast!

Let me start by telling you that the entire property covers an area of about 12.000 square meters, thanks to its gentle inclination you will be able to admire the Gulf of Salerno from every point of the garden.

Built in correspondence of pre-existing buildings, the villa has a nineteenth-century layout; initially conceived as an aristocratic house for leisure, over the centuries has changed its use several times: hunting lodge, farm and private residence. It has been owned by ecclesiastics (Fondo Santo Spirito at the beginning of the 19th century), nobles and entrepreneurs who have contributed to expand and enrich it.

The Villa is located just near the entrance, you’ll be able to see it peeping out between the citrus trees and the rose garden, as soon as you get into the property. There is a space to park the car next to the house.

The house is composed by two floors for a total of approximately 240 square meters. The roof is in double-pitch sloping tiles, from both floors you can enjoy a beautiful view of the Gulf of Salerno.

The lower floor was the farmer’s home and  it’s composed of three rooms, cellar and kitchen where there are still remains of the so called “riggiole”, ancient tiles in “Cotto di Ogliara”, which originally decorated the stove;

From the courtyard of this floor, through a passage, you can access the so called “garden of waxes” ….This is a real gem of which I will tell you about when you visit the place … Let me just say that it has a “belvedere” that will definitely conquer you.

The upper floor, belonged to the Nobile.

Three rooms, kitchen, bathroom and pantry, once the floors were connected by a staircase that was walled up in order to divide the two houses.

On this floor, going out into the courtyard, we find a fountain with a round basin that was anciently used to water the carriage horses.

Its beautiful exposure creates a special microclimate which is perfect to spend days outdoors even during winter time.

The space in front of the house is a special place enriched by fruit, citrus trees and panoramic seats scattered here and there, it’s a real open living room from which you do not want to leave.

In addition to the 240 square meters of the main structure, there are three auxiliary buildings for other 150 square meters: a building with two small houses with independent access, a ruin that was used as a stable, a small shed for tools and a storage building more than 5 meters high.

The property is complemented by an olive grove, a citrus grove, fruit trees and a disused cistern once used to store spring water coming from the near “Canalone”.

This property was conceived as a fortress of undisturbed happiness; you’ll be enchanted by the charm of this beautiful historic home, located in a dominant position, surrounded by greenery and at just a few minutes from the historic center of Salerno.
